Let your property through 4U

We verify the property, show tenants the whole cost up front, and collect the payment. Here is exactly what that costs you and what it does not include.

What we do

An officer visits your property, photographs it, and signs the inspection off with their own name. Once that is done it appears on the marketplace with the verification seal, and tenants can request viewings that we coordinate.

Every figure a tenant sees is calculated by us from the rent and fees you set. You do not negotiate the platform fee with them and they never see a different number from the one they pay.

What we do not do

4U does not guarantee your rent. We are not a party to your tenancy agreement, we do not underwrite your income, and if a tenant stops paying, that is a matter between you and them. We will show you the arrears in your dashboard and we will not pretend it is something we have insured.

We also do not value your property, act as your agent in negotiations, or manage it on your behalf unless you have signed a separate management mandate.

The caution fee

You choose, per property, whether 4U holds the caution fee or you do. If we hold it, it sits with us for the tenancy and we decide any claim against it — not you, and not the tenant. That is the point of a third party holding it.

A claim must be for damages and must come with photographs or documents. The caution fee is never used to cover unpaid rent, and there is no way to file such a claim: the system permits one kind and only one.

Changing a listing after it is live

Editing the title or description is immediate. Changing the rent, the caution fee, the legal fee, the number of rooms, or the photographs takes the listing off the marketplace until an officer has been back.

That is deliberate. A tenant who paid yesterday's advertised rent for today's property has been misled, and the seal would be describing a property that no longer exists.

Instalments

You may allow tenants to pay in two or three instalments. The first covers all fees, the caution fee and the legal fee in full plus the first portion of rent, so you are never out of pocket on the fees.

Enabling it requires you to accept a signed agreement, and only you can accept it — not a manager acting for you, whatever authority they hold. It is a commitment about your own cash flow.
